The ravine setting near Dublin adds a wooded, secluded character most flat-lot communities cannot offer.
Small + gated = watch the HOA and reserves closely. With only 55 homes sharing the cost of a gate, private roads, and amenities, the per-home HOA can run higher than a larger gated community, and a major repair has very few owners to spread across.
