LUXURY GUIDE$700K–$2M+

Arizona 55+ Luxury Communities

What does $700K–$2M actually buy you in Arizona's 55+ market? Better golf, better finishes, better settings — and in some cases a genuinely different level of community experience. Here is where the luxury tier actually lives.

What Luxury Actually Buys in Arizona 55+

The premium tier in Arizona's 55+ market is not simply about larger homes. It buys four specific things that the mid-range cannot match:

Prestige Golf Design
Tom Lehman at Encanterra, David Graham at Wickenburg Ranch — designer-named courses rather than generic resort layouts. The difference in playing experience is real.
Full-Service Amenity Campuses
Spa, culinary programming, resort-level dining — not just a clubhouse with a pool. The Algarve Club at Encanterra is the benchmark.
Superior Construction Finish
Quartz counters, level 3 cabinets, tile throughout, upgraded appliances as standard rather than upgrade options. Better insulation and energy systems.
Premium Lot Settings
Golf course views, mountain preserve backing, or larger lots with real separation from neighbors — not the tight lot spacing common in value-tier communities.

The Luxury Communities

Encanterra
Queen Creek / East Gilbert · Golf: Tom Lehman 18-hole (private)
$700K–$1.2M (luxury tier)
HOA: ~$500/mo
Best amenity campus

The strongest case for luxury 55+ in Arizona. The Algarve Club's professional teaching kitchen and full spa are unmatched in the market. Tom Lehman designed the golf course to be genuinely challenging rather than just playable. Shea's Elegante and Maravilla series deliver 2,800–3,200 sq ft with premium standard finishes. New construction still available. The only community in Arizona where the amenity campus alone justifies the premium.

Trilogy at Wickenburg Ranch
Wickenburg, AZ (NW of Phoenix) · Golf: David Graham 18-hole (private)
$600K–$1.2M
HOA: ~$400–$500/mo
Most dramatic setting

Shea's premium Wickenburg development — a deliberately smaller, more exclusive community (~2,000 homes at buildout) in the Hassayampa Valley north of Wickenburg. David Graham course design. The Clubhouse at Wickenburg Ranch is a full resort facility. The setting — surrounded by Sonoran Desert and Bradshaw Mountains — is the most dramatic of any Arizona 55+ community. The tradeoff: Wickenburg is 60 miles from Phoenix. This is a full retreat community, not a suburb.

DC Ranch / The Villages at McCormick Ranch (Scottsdale)
Scottsdale, AZ · Golf: Various — Scottsdale golf access
$800K–$2M+
HOA: ~$500–$800/mo
Scottsdale address

Scottsdale is the luxury address in the Phoenix metro — and several 55+ and age-friendly communities exist within the broader DC Ranch and McCormick Ranch developments. Not purpose-built 55+ communities in the same way as PebbleCreek or Encanterra, but age-verified neighborhoods within Scottsdale's established luxury communities. For buyers who want the Scottsdale address above all else, these neighborhoods are the answer. Premium over Encanterra is largely address premium.

SaddleBrooke (Oracle / North Tucson)
Oracle, AZ · Golf: SaddleBrooke One and Two (private)
$500K–$850K (luxury tier)
HOA: ~$275–$350/mo
Mountain lifestyle

SaddleBrooke's premium tier — golf course view lots and the best-maintained homes in the two-country-club community. At $700K+ you are buying the best SaddleBrooke has: large floor plan, golf view, fully updated, mountain panorama. The mountain setting (Santa Catalinas visible from most of the community) is unique in the 55+ market. Luxury here is about setting and lifestyle rather than the amenity campus scale of Encanterra.
