Eight Subdivisions, Eight Fee Structures
Boca Lago's eight subdivisions each have their own homeowners association, fee schedule, and maintenance inclusions. The master association covers community-wide infrastructure, the golf course, and shared amenities. Individual subdivision HOAs cover building or neighborhood-specific maintenance.
This means two homes in Boca Lago can have meaningfully different monthly costs even at the same purchase price. A condo in a high-rise subdivision will have a different HOA (typically higher, covering more) than a villa in a low-rise subdivision. Before comparing Boca Lago to other communities, make sure you are comparing the specific subdivision that matches your housing preference.
The Golf Course
The 18-hole Boca Lago golf course weaves through the community, providing course views and green frontage for many homes. Golf access is included in the community structure — but the specific terms (included in HOA vs. separate golf fee) vary by subdivision. Confirm the golf arrangement for your specific section before assuming it is fully included.
Construction Age and SB 4-D
Built between 1978 and 1990, Boca Lago's multi-story buildings fall under SB 4-D requirements. Some subdivisions have high-rise condo buildings that require milestone inspections and fully funded structural reserves. Others have low-rise villas and townhomes that may not trigger the same requirements. This is a subdivision-specific question — ask about the building height and inspection status for the specific unit you are considering.
