Buyers searching “Canoa Ranch” often don’t realize they’re looking at three separate communities with different builders, different HOA structures, and different price points. Understanding which Canoa Ranch you’re buying into is the first decision.
The original Canoa Ranch neighborhood. Fairfield Homes broke ground in 2000, then sold the subdivision to Monterey Homes — a Scottsdale semi-custom builder — in 2001. Monterey was subsequently acquired by Meritage Homes, who completed the community by 2005. All 301 homes are single-family detached in Southwest architectural style with attached two-car garages.
This is the only gated section of Canoa Ranch. Homes range from approximately 1,510 to 2,012 square feet across five Meritage floorplans, with two to three bedrooms. The gated entry and mature landscaping make this the most established and private section. Resale prices typically run $280K–$420K depending on size, upgrades, and lot position.
HOA runs approximately $165/month covering the gated entry, common area landscaping, and shared infrastructure. This is on top of the $545/yr GVR dues.
Completely different animal. Fairfield Homes built 36 luxury townhomes — some attached pairs, some detached — on the western edge of Canoa Ranch, overlooking the Par 5 9th hole of the Canoa Ranch Golf Club. The community is tiered upward to the west, so nearly every unit has unobstructed views of the Santa Cruz Valley and Santa Rita Mountains.
The HOA is $320.83/month ($3,850/year) — nearly double the Northwest section. But that HOA includes exterior maintenance of the unit, roof repair and replacement, and front yard maintenance, plus access to the adjacent Canoa Ranch Golf Resort pool, spa, and exercise room. Genuine lock-and-leave luxury.
Two standard floorplans: 1,652 sq ft (2 bed, 2.5 bath) and 2,042 sq ft (2 bed plus den, 2 bath). Two custom units on double and triple lots reach 2,676 and 2,758 sq ft. All feature 10-foot ceilings and enormous glass sliders flooding interiors with light. Construction spanned 2010–2022 — even the oldest units are modern. Prices: $350K–$500K+ depending on views. One buildable lot may remain.
Fairfield Homes’ premium single-family section with the largest homes in the Canoa Ranch collection. Floorplans range from 1,725 to 2,568 sq ft with two bedrooms plus den, two to two-and-a-half baths, and two- or three-car garage options. Mountain-view lots available — the Santa Rita backdrop from elevated positions is spectacular.
Fairfield’s construction quality runs a step above production builders: heavier stucco, better interior trim, more architectural detailing than the Meritage homes in Northwest. If you want the biggest home with the best build quality in the Canoa Ranch ecosystem, this is the section.
Canoa Ranch spans three builders across 25 years. Meritage (production-grade, efficient, ENERGY STAR) completed the Northwest section. Fairfield (semi-custom, higher-end finishes, more architectural character) built the Villas and Estates. When comparing resale homes, pay close attention to which builder and which era. A 2020 Fairfield Villa is a fundamentally different product than a 2003 Meritage ranch home, even though both carry the “Canoa Ranch” name and the same zip code.

The Villas’ $321/month looks expensive until you account for what Northwest homeowners pay separately: exterior painting every few years ($3,000–$5,000), roof maintenance, front-yard landscaping crew. For snowbirds who want true lock-and-leave, the Villas’ all-inclusive model can actually be cheaper over time.
Canoa Ranch Golf Club is adjacent but NOT included in any HOA or GVR membership. It’s a separate 18-hole public course with its own green fees and membership structure. The Villas overlook the 9th hole — gorgeous views, but no included playing privileges. San Ignacio Golf Club is also nearby. Budget separately if golf matters.
The GVR Canoa Ranch Center — one of GVR’s newer recreation facilities with pool, fitness equipment, and meeting rooms — is located nearby, giving Canoa Ranch residents a dedicated GVR center within walking or short driving distance.
Southwest Green Valley along South Camino Del Sol, west of I-19. Esperanza Boulevard commercial strip (Safeway, Walgreens, restaurants) is 5–10 minutes north. Santa Cruz Valley Regional Hospital: 10 minutes. Tucson International Airport: 35–40 minutes via I-19. Quail Creek (Robson): 10 minutes south. Desert Hills phases: 5 minutes north.
Madera Canyon — one of the premier birding destinations in North America — is 20 minutes into the Santa Rita Mountains. The Canoa Ranch conservation area, a former Spanish-era land grant, has walking trails along the Santa Cruz River immediately adjacent to the community.
