Which Carillon Community Is Right for You?

Seven communities share the Carillon name across Chicagoland. Same brand DNA — gated security, resort-style amenities, 55+ lifestyle — but very different price points, counties, and tax bills. Here is the honest side-by-side.

The Carillon brand confusion is real. Buyers searching "Carillon Chicago" turn up seven distinct communities across four counties — and the differences matter. Carillon Club in Naperville and Carillon at Heatherstone in Beach Park are 60 miles apart, carry a $200K+ price gap, and land in different tax environments. This page puts every community on the same table so you can compare apples to apples before you drive a single mile.

The tax math buyers miss: The difference between DuPage County (Carillon Club, ~2.0%) and Lake County (Carillon North, Carillon at Heatherstone, ~2.5%) on a $400K home is roughly $2,000 per year — $167/month that never appears in any HOA fee comparison. Over 10 years, that is $20,000 in additional property tax. County selection is a financial decision, not just a geographic one.

How to Choose: Four Decision Paths

If budget is your first filter: Start at Carillon at Heatherstone (Beach Park) or Carillon North (Grayslake) for the lowest purchase prices. Be aware that Lake County property taxes partially offset those savings — the lower sticker price does not mean lower all-in cost. Run the 10-year math before deciding.
If gated security is non-negotiable: That narrows the field to four: Carillon (Plainfield), Carillon Lakes (Crest Hill), Carillon Club (Naperville), and Carillon at Stonegate (Aurora). All four are fully gated with staffed or controlled access. The ungated communities — Carillon at Cambridge Lakes, Carillon North, and Carillon at Heatherstone — offer similar amenity structures without the gate infrastructure.
If golf matters: Only the original Carillon in Plainfield has an on-site golf course. Heritage Oaks Golf Club in Sun City Huntley (also Will County, ~15 min away) is the only other community-owned course in the broader market. Carillon Club in Naperville sits adjacent to golf views but does not include course access in HOA membership.
If county tax burden matters most: DuPage County (Carillon Club, Naperville) carries the lowest effective tax rate in the Carillon family at roughly 2.0%. Will County properties (Carillon Plainfield, Carillon Lakes) run around 2.3%. Kane County (Carillon at Stonegate, Carillon at Cambridge Lakes) runs 2.4%. Lake County (Carillon North, Carillon at Heatherstone) is highest at 2.5%. Note: all of Illinois exempts 100% of retirement income — Social Security, pensions, IRA distributions — from state income tax, which is a significant offset to the property tax story.

The Illinois Tax Offset

A retired couple drawing $60,000/year from an IRA pays $0 in Illinois state income tax on that income. No exemption threshold. No age requirement. Full exemption. A competing state like Arizona taxes IRA distributions at a flat 2.5% — that same couple would owe $1,500/year in state income tax they were not paying in Illinois. The property tax bill is real and high in Chicagoland, but the income tax savings are also real and often underestimated when buyers consider leaving.
