Why Cary Is the Best Triangle Address

Cary is consistently ranked among the best-run towns in America — low crime, excellent services, and a location that splits the difference between Raleigh and RTP (Research Triangle Park). Carolina Preserve is tucked into the southwest quadrant of Cary, near the Amberly master-planned development, with RDU Airport 15 minutes away and WakeMed Cary Hospital about the same distance.

Del Webb built Carolina Preserve over several years through the early 2010s — which means this is an established, mature community. The landscaping is grown in, the clubs are organized, and the social fabric is set. Buyers at newer communities (Carolina Gardens, Traditions) are still in the community-building phase; Carolina Preserve residents have been doing this for over a decade.

The tradeoff: you're buying resale, so you're buying at market price with no builder incentives. Homes are older (built 2007–2015) and some will need updating. Work with an agent who knows the community well enough to identify which resale homes are turn-key vs which ones have deferred maintenance priced in.

What Nobody Tells You About Buying Resale at Carolina Preserve

The resale market moves faster than you expect

Well-priced, updated homes in Carolina Preserve regularly go under contract within 2–3 weeks. Buyers who spend 6 months "researching" often lose multiple homes. If you're serious about this community, get pre-approved and be ready to move.

Original-condition homes are a known quantity — not a red flag

Many homes come on market from original owners who bought in 2008–2012 and haven't renovated. The bones are solid Del Webb construction; the opportunity is cosmetic updating. Buyers who understand this can get significantly more house for their budget.

The Amberly town center keeps improving

Carolina Preserve sits adjacent to the Amberly master-planned development, which has continued growing with restaurants and retail even as Carolina Preserve sold out. The commercial growth around the community has made the location better over time — not worse.

The community is established — for better and worse

An established community means organized clubs, developed social circles, and known neighbors. It also means the social groups are tight — new residents sometimes feel like outsiders initially. Most find their people within 6 months; the lifestyle director makes onboarding easier.
