The gated entry with 24-hour staffing is a differentiator that matters to a lot of buyers — CrossRidge and Tinsley Charter are the only two fully gated options in the Richmond metro. If that’s a requirement, CrossRidge is the scale play; Tinsley is the smaller alternative.
Location also works in CrossRidge’s favor. Glen Allen sits at the intersection of the West End Richmond commercial corridor and I-64/I-295 access. The Shoppes at CrossRidge (including Publix) is essentially walkable. Short Pump Town Center is 10 minutes. Bon Secours St. Mary’s Hospital is under 10 minutes.
The HOA Structure: Two Tiers, Not One
This is where CrossRidge requires more attention than the marketing suggests. The community operates under a two-tier HOA structure: a master association that covers community-wide costs (gate, Pavilion, pools, grounds), and sub-associations within each of the six neighborhoods that cover neighborhood-specific costs.
Most buyers hear “exterior maintenance included” and assume that means the same thing everywhere in the community. It doesn’t. What’s covered — roof, siding, painting cycles, gutters, driveway — varies by sub-association. Before purchasing any CrossRidge home, request the governing documents for both the master association and the specific sub-association of the home you’re buying. Confirm exactly what’s included and what isn’t.
What 10 Years Actually Costs at CrossRidge

Buyers relocating from larger Northern Virginia communities who want the same scale and amenity quality at a lower price point.
CrossRidge is not the right fit for buyers who want brand-new construction, the lowest possible HOA, or the lowest property tax in the metro. For new construction, Mosaic at West Creek (Goochland) or Traditions of America (Chesterfield) are the alternatives to compare.
