The Triangle's Best Value Del Webb

Carolina Gardens opened in 2020 as Del Webb's fourth Triangle community — and it launched with a price-to-value proposition the others can't match. At ~$233/month HOA, it's the lowest fee of any Del Webb community in the region. Combined with Wake County property taxes (lower than Durham County) and new construction still available starting in the mid-$300Ks, the total monthly cost here runs 15–20% below comparable homes at Carolina Arbors.

Fuquay-Varina sits about 20 miles southwest of Raleigh — farther from RDU than Durham but still within 30 minutes. The town itself is one of Wake County's fastest-growing, adding restaurants, retail, and services rapidly. UNC Health's Fuquay-Varina campus is minutes away.

The 20,000 sq ft amenity center is smaller than Carolina Arbors' 37,000 sq ft facility but serves fewer residents — the per-person ratio is actually better. Ten floor plans range from 1,223 to 3,536 sq ft, with options for single-level living, second floors, and optional basements (a Triangle rarity).

What Nobody Tells You About Carolina Gardens

Fuquay-Varina is growing fast — that's good and annoying

New restaurants, retail, and infrastructure are appearing steadily. But construction traffic and growing pains come with it. Buyers who want a settled, quiet suburb should know this is an actively developing town, not a sleepy bedroom community.

The HOA savings are real — verify what's included

At $233/month, the HOA is $52–$77/month less than Triangle alternatives. Over 10 years that's $6,000–$9,000. But confirm what's included in your contract — lawn care, exterior maintenance, and amenity access are all standard but verify specifics with Del Webb before signing.

Optional basements are a Triangle rarity

Most Triangle 55+ communities are slab-on-grade construction. Carolina Gardens offers optional basement plans — a genuine differentiator for buyers moving from the Northeast who want storage and a workshop. Not available at all floor plans; ask the sales team early.

Still selling means builder incentives exist

Carolina Arbors and Carolina Preserve are largely sold out — you're buying resale at market price. At Carolina Gardens, Del Webb sometimes offers closing cost incentives, design center credits, or rate buydowns on new construction. Ask about current incentives when you visit — they change quarterly.
