Why the Expansion Happened
Del Webb Nexton opened in 2020 and has been selling homes consistently since. As the community filled in — now approaching 800+ active residents in its current phases — two capacity issues became apparent. The original pickleball courts could not accommodate demand, with courts booked days in advance during peak hours. The pool area had no food and beverage service, pushing residents to drive off-site for meals. The expansion addresses both directly.
What the Expansion Adds
Construction began late 2024 with anticipated completion in late 2025 or early 2026. The expansion adds: a covered bar and grill with poolside food and beverage service, six additional pickleball courts bringing the community total above ten, and a multi-use gymnasium designed for large events, concerts, and indoor sports. The gymnasium specifically addresses the gap that most comparable 55+ communities fill with a ballroom — Del Webb Nexton's original clubhouse had multipurpose spaces but no venue scaled for community-wide events.
Current Clubhouse Facilities
The existing clubhouse includes an indoor pool with lap lanes, an outdoor pool with patio and seating, a state-of-the-art fitness center with cardio and strength equipment, an aerobics and yoga studio, existing pickleball courts (4, pre-expansion), tennis courts, bocce courts, a dog park, multipurpose gathering spaces for clubs and events, and walking and biking trails connecting to the broader Nexton trail network. A full-time activities director manages the social calendar — fitness classes, clubs, organized outings, and resident events.
The Nexton Master Plan — Beyond the Gate
The Nexton master plan wraps around the Del Webb gate and provides access to Nexton Square (20+ shops, restaurants, services), 20+ miles of greenways and walking trails, and the Brighton Park neighborhood park and recreation system. These are not Del Webb amenities — they are master plan amenities accessible to all Nexton residents. For buyers who want walkable suburban infrastructure alongside resort-style community amenities, Nexton's combination is unique in the Summerville 55+ market.
Medical Access
Trident Medical Center: approximately 15 minutes from Nexton. Summerville Medical Center: approximately 10 minutes. MUSC in Charleston for specialty care: 35–40 minutes. The proximity to two regional hospitals without a major drive is a genuine amenity for the 55+ demographic that does not appear in any community's marketing materials but matters significantly during 10–20 year ownership.
