What you need to know

Del Webb at Rancho Del Lago has an unusual origin story. K. Hovnanian started the community in 2008 as "Four Seasons at Rancho Del Lago," built the clubhouse and about 35 homes, then sold to Del Webb in July 2009. Del Webb completed the buildout with a mix of both K. Hovnanian and Del Webb floorplans — meaning resale homes here come in two distinct architectural styles and quality tiers.

The community sits within the larger, family-friendly Rancho Del Lago master plan. The age-restricted Del Webb section has its own private clubhouse and amenities, but residents also get access to the larger community’s parks, trails, and common areas. This dual-access model adds recreational value without additional cost.

The setting is east-side Tucson at its best — Rincon Mountain views, proximity to Saguaro National Park East and Colossal Cave Mountain Park, and a quieter pace than the northwest corridor. The trade-off: Vail is less commercially developed. You’re driving 20–30 minutes to Tucson for most shopping, dining, and medical services.

K. Hovnanian vs Del Webb homes

If you’re buying resale, pay attention to who built the home. The ~35 K. Hovnanian-era homes have different floorplans, finishes, and construction details than the Del Webb phases. Neither is necessarily better, but they’re different — and pricing should reflect the distinction. Ask your agent to identify which builder constructed any resale you’re considering.

Location and access

Vail sits along I-10 about 20 miles southeast of downtown Tucson. The drive into central Tucson takes 25–35 minutes. Tucson International Airport is roughly 30 minutes. The nearest hospital (TMC HealthCare) is about 20 minutes northwest.

Colossal Cave Mountain Park is minutes away, and Saguaro National Park East is a short drive north. The Rincon Mountain views from the community are arguably the best of any Tucson-area 55+ community. But the east side is the least commercially developed of the four corridors — plan on driving for groceries, dining, and most services.

Home types and pricing

All homes are single-level, single-family detached with attached garages. Floorplans range from roughly 1,300 to 2,200 square feet with two to three bedrooms. Both the K. Hovnanian-era and Del Webb-era homes offer open-concept living, but the Del Webb homes tend to have more contemporary finishes and energy-efficient features.

Current resale pricing ranges from the low $320Ks for smaller, earlier-phase homes to $500K+ for larger Del Webb floorplans with premium lot positions. The median resale sits around $380K–$420K, making this one of the more affordable Del Webb options in the Tucson market.
