The Middle Ground in WPB
West Palm Beach has three tiers of 55+ living: Century Village at the bottom ($60K–$300K, legacy mega-condo), Golden Lakes Village in the middle ($100K–$300K, mid-size gated community), and Baywinds at the top ($300K–$500K, 2000s construction). Golden Lakes offers a smaller, more manageable community than Century Village without the higher entry price of Baywinds.
Community Amenities
The clubhouse includes a pool, fitness area, card and game rooms, and a social activities program. The community is gated with controlled access. Lakes throughout the property provide water views for many units. The amenity package is functional rather than resort-level — appropriate for the price point.
Construction Considerations
Built in the 1980s–1990s, Golden Lakes Village has buildings that may fall under SB 4-D requirements. The same due diligence applies: reserve study, milestone inspection report, and special assessment history for the specific building. The community HOA has a multi-decade track record.
