Active Build — New Construction Considerations

Lincoln Prairie is actively building as of 2024. New construction means you can select a lot, choose a floor plan, and customize finishes — but you are also buying into a community that is not yet fully populated or fully amenitized. The amenity center and some outdoor facilities may still be completing construction. Community social fabric takes 3–5 years to fully develop. Factor this into your decision if immediate active-adult community life is a priority.

Lincoln Prairie by Del Webb is the newest large 55+ community in the Chicago metro, located in Aurora's southwest growth corridor near the Kane/Kendall county line. Del Webb is the nation's largest active adult builder — the Sun City brand is theirs — and Lincoln Prairie follows the standard Del Webb formula: new construction, purpose-built amenity center, structured activity programming from day one, and a consistent exterior aesthetic across home styles.

At approximately 550 homes at buildout, Lincoln Prairie is a mid-size Del Webb development by national standards. The site borders a forest preserve on its western edge, providing greenway access and a natural buffer. The community is located in Aurora, which has the advantage of established retail infrastructure, medical facilities, and transit access — advantages that some more remote Chicago-area 55+ communities lack.

Location and Access

Lincoln Prairie sits in western Aurora near the Route 30/Eola Road corridor. The immediate area is in active commercial development, with a Meijers, Home Depot, and medical offices within 5 miles. Downtown Aurora — the Fox River district with restaurants, the Paramount Theatre, and Metra access — is approximately 6 miles northeast.

The Aurora Transportation Center on the BNSF Metra line is approximately 7 miles east. This is one of the busiest suburban train stations in the Chicago metro and provides direct express service to Union Station in approximately 50–60 minutes. For occasional Chicago trips, this is a practical option.

Rush Copley Medical Center is approximately 5 miles northeast — as close as any major 55+ community in the Kane County market. Northwestern Medicine and Advocate Good Samaritan are both within 15 miles. Medical access from this location is genuinely strong.

The Forest Preserve Border

The western edge of Lincoln Prairie borders Kane County Forest Preserve land. This is a permanent open-space buffer — it will not be developed. Homes backing to the preserve command a premium and offer views of natural prairie and woodland. The preserve includes trail connections to the larger Fox River trail system, which stretches over 40 miles through Kane and DeKalb counties.

How Lincoln Prairie Compares

Within Kane County, Lincoln Prairie competes most directly with Edgewater in Elgin (1,040 homes, established, inland lake, $175/mo HOA) and Regency at Bowes Creek in Elgin (351 homes, Toll Brothers, golf community, $250/mo HOA).
