PebbleCreek Golf Is a Separate Membership — Not Included in HOA
This is the most important thing to understand before comparing PebbleCreek to the RCSC communities: golf at PebbleCreek is not bundled into your base HOA. Robson Communities manages the golf operation separately and sells memberships in tiers — social, limited play, and full golf access. Buyers who want regular golf access need to budget the base HOA plus a golf membership, and that combined total should be compared to the RCSC model at Sun City Grand or Sun City West on an apples-to-apples basis.
The advantage of the PebbleCreek model for non-golfers: your base HOA does not subsidize golf for others. You pay only for what you use. The RCSC model at Sun City Grand bundles golf access into the ownership cost whether you golf or not. If you are buying PebbleCreek and do not plan to golf, you save meaningfully versus the RCSC model with similar amenity access otherwise.
Robson Communities adjusts golf membership pricing periodically. Always verify the current tier options and costs directly with PebbleCreek or via your buyer's agent. The membership structure described here reflects the general model; specific pricing may have been updated since this guide was written.
Tuscany Falls and Eagle's Nest — What Makes Each Distinct
Tuscany Falls Golf Course
Tuscany Falls is PebbleCreek's flagship course — Gary Panks-designed, 18-hole championship layout with a Tuscany-themed aesthetic and the course conditions that Robson Communities maintains as a selling point of the community. The course plays through the Tuscany Falls neighborhood section of PebbleCreek, with multiple holes framed by homes and the community landscape. Serious golfers consistently rank Tuscany Falls as one of the best-conditioned 55+ community courses in the West Valley. The layout rewards accurate approach play without being brutally penalizing for mid-handicappers — a design balance that makes it enjoyable for the full range of resident ability levels.
Eagle's Nest Golf Course
Eagle's Nest is the more challenging of PebbleCreek's two courses — longer, with more aggressive bunkering and a layout that demands more precise ball placement than Tuscany Falls. Lower-handicap players who find Tuscany Falls too accessible will find Eagle's Nest a more satisfying challenge. The course is also generally less busy than Tuscany Falls, which means better tee time availability for residents who prefer the longer course. Note that unlike Sun City Grand's Eagle's Nest (which is an executive course), PebbleCreek's Eagle's Nest is a full 18-hole championship layout — the same naming convention is an occasional source of confusion when comparing the two communities.
