Start with a realistic budget that accounts for all costs: purchase price plus RCSC transfer fee (if applicable), plus ongoing HOA or RCSC annual assessment, plus golf membership if you plan to golf. Many buyers underestimate total cost of ownership because they see the home price but not the ongoing fees layered on top.
Within each price tier, there are meaningful community model differences. At $350K–$500K you can choose between RCSC communities (Sun City Grand villas, Sun City West), gated Corte Bella, or open Del Webb alternatives. The right choice in that tier depends on your gate preference, golf habits, and HOA model preference — not on which has the best brochure.
