Within it, HHHunt has designated a section for active adult buyers — villa-style homes with first-floor primary suites, open layouts, and attached garages designed for low-maintenance living.
The appeal is access to River Mill’s broader amenity infrastructure: resort-style pools, miles of walking trails along a creek corridor, a community garden, fitness center, and event spaces. Amenities at this scale are rare in a standalone community of this size — the 55+ section benefits from being embedded in a larger master plan that can support them financially.
The trade-off is that you live among multiple generations. If grandkids visit often, that’s an asset — the all-ages community has more programming variety and a more vibrant energy. If strict age restriction is a priority, see the note below.
Glen Allen West Location
Staples Mill Road in Glen Allen positions River Mill residents near the Short Pump corridor (10–15 minutes), I-64, and I-295. Bon Secours St. Mary’s Hospital is nearby. The location is functionally close to CrossRidge (also off Staples Mill) but at a different price point and community character.
