New construction energy efficiency is real. Lennar builds to modern energy codes with better insulation, windows, and HVAC than 15-year-old Sun City Carolina Lakes homes. Lennar's "Everything's Included" — What It Actually Means
Lennar's signature approach packages most upgrades into the base price rather than selling them à la carte at the design center. In practice this means:

What Nobody Tells You About Roselyn
- Lancaster, SC is further from Charlotte than Fort Mill or Indian Land. Sun City Carolina Lakes (Indian Land) is about 20 minutes to Charlotte Douglas. Roselyn (Lancaster) is about 30 minutes. It's not dramatic, but it's the longest airport drive of the SC communities.
- The community culture is still forming. Opened in 2023 and building toward 1,860 homes — the social calendar, clubs, and neighbor relationships are early-stage. If you're buying in 2026, you're still in the formative years. Give it 3–5 years to reach the social depth of Sun City or Four Seasons.
- Lennar's build speed is fast. If you want quick move-in, Lennar often has spec homes ready. If you want to fully customize, the build timeline is typically 6–9 months from contract to closing.
- 1,860 homes means a large eventual community. This will ultimately be comparable in scale to other large communities in the market. The social infrastructure will be strong at maturity.
- Lancaster County SC taxes are the lowest in the Charlotte metro. Roselyn sits in the same county as Sun City Carolina Lakes — Lancaster County — which has a slightly lower base rate than York County (Four Seasons at Gold Hill). The 65+ exemption applies here too.
