What Sedona Actually Is (and Is Not)
Sedona does not have large age-restricted 55+ communities the way Sun City or PebbleCreek do. There is no Del Webb campus with 3,000 homes and a 30,000-square-foot clubhouse. What Sedona has is a small, premium real estate market of single-family homes, townhomes, and resort-adjacent properties that retirees purchase for one reason: it is extraordinarily beautiful.
Red sandstone formations, 300+ hiking trails, a nationally recognized arts colony, world-class resorts, and a spiritual/wellness culture that has drawn retirees from California and the Pacific Northwest for decades. The town itself has about 10,000 permanent residents — it functions more like a mountain resort town than a retirement community.
Honest note: Sedona summers are not as cool as Prescott. At 4,350 feet (versus Prescott's 5,400), summer highs can hit 95–100°F in July and August. The shoulder seasons and winters are magnificent — but buyers expecting a Valley-level summer escape may be partially disappointed.
