The 4,000-square-foot clubhouse also houses an exercise room, ballroom with catering kitchen, meeting room, and card room. Smaller than CrossRidge’s Pavilion, but purpose-built for a 166-home community — the scale fits.
Varina Location: Henrico’s Eastern District
Varina is eastern Henrico County — closer to downtown Richmond and the James River than the West End communities (CrossRidge, Hunton Park) in the same county. This is a meaningful distinction. Settler’s Ridge sits near major interstates with low-traffic routing, gives quick access to the Virginia Capital Trail for biking, and puts buyers minutes from the Canal Walk and downtown Richmond. Richmond International Airport is approximately 7 miles away.
The Shops at White Oak Village (Target, Lowe’s, dining, and grocery) are 5–10 minutes away. For buyers who want Henrico County taxes with eastern positioning — closer to downtown and Williamsburg than the West End CrossRidge corridor — Settler’s Ridge is the community that fits that geography.
