Island Logistics
One road in, one road out. During season (January–April), Blue Heron Boulevard can back up. Grocery shopping, medical appointments, and most errands require crossing back to the mainland. For full-time residents, the island lifestyle requires accepting these logistics. For seasonal residents, the traffic is part of the deal.
Building Age
Built in the 1970s–1980s, Sugar Sands buildings face SB 4-D requirements. Coastal buildings face additional challenges: salt-air corrosion, hurricane exposure, and potentially higher insurance costs. The beachfront premium in purchase price must be weighed against these ongoing costs.
