The Three-Tier Recreation System

The Villages organizes its recreation facilities in three tiers of scale and amenity depth. Understanding this hierarchy helps new residents figure out which facilities to use for which purposes — and why their nearest neighborhood center is not the only option.

Tier 1
Regional Recreation Centers
5–6
The largest facilities in the community — 50,000+ square feet, championship pools, full fitness centers, multiple sport courts, performing arts space, and the broadest class programming. Savannah Center, Rohan, Mulberry, Fenney, Paradise. These are destination facilities drawing from the entire community.
Tier 2
District Recreation Centers

The workhorse facilities. Each serves a defined geographic section of the community. Full fitness room, pools, courts, and a class schedule. These are where most residents develop their daily routines — close enough to use regularly, well-equipped enough to meet most fitness needs.
Tier 3
Neighborhood Recreation Centers
~50+
Smaller facilities typically attached to specific villages or small clusters of villages. Often includes a pool, a few outdoor courts, and a small gathering room. The most convenient for daily casual use — sometimes literally walking distance from your front door.

The Major Regional Centers

Savannah Center
South of 466
The flagship. 4,000-seat performing arts theater, championship pools, full fitness complex, the most comprehensive class schedule in the community. Major concerts and Broadway shows at the theater require ticket purchase beyond the lifestyle fee.
Rohan Regional Recreation Center
South of 466 / Fenney boundary
Large regional facility serving both the south section and the growing Fenney area. Full aquatics, fitness center, multiple sport courts, active programming throughout the day.
Mulberry Recreation Center
South of 466
One of the most active district-to-regional scale facilities. Known for strong pickleball and tennis programming, active lap swimming, and a full fitness center with consistent class scheduling.
Fenney Recreation Center
Fenney area
The primary regional facility for the newest expansion villages. Built to current standards with a modern fitness center, full aquatics, and comprehensive sport court programming.
Paradise Recreation Center
North of 466
The primary regional-scale facility for north-of-466 residents. Full fitness center, pools, tennis, pickleball. The entertainment and programming anchor for the original villages.
Laurel Manor Recreation Center
North of 466
Active north section facility with a full fitness room, pools, and regular programming. The north-of-466 complement to Paradise for residents in the mid-north section.

Personal Training and Fitness Classes

Group fitness classes run daily at most district-level and above recreation centers. The class schedule is managed through the Villages recreation department and published on the resident portal. Typical class offerings include yoga at multiple levels, chair yoga for mobility-limited participants, Zumba, water aerobics, Pilates, stretch and flexibility, core conditioning, and line dance fitness. Most classes are free with the lifestyle fee; some specialty programs or personal training have separate fees.

Personal training is available at the regional centers through certified trainers who work in the facilities. These are fee-based engagements beyond the lifestyle fee. Several residents use personal trainers specifically for post-surgical recovery, strength maintenance, or managing specific health conditions — the trainers at the regional centers are experienced with the 55+ fitness population in ways that generic gym trainers may not be.

How to Actually Use the System as a New Resident

The most common mistake new residents make is picking one recreation center and treating it as their gym. The system is designed to be used at multiple levels. Use your nearest neighborhood center for daily convenience — the pool, the outdoor courts, the social gathering. Use your nearest district center for fitness classes and strength equipment that the neighborhood center may not have. Visit the regional centers occasionally for the championship facilities, specific classes not offered closer to home, or the performing arts programming.

It is genuinely worth spending 20 minutes in your first week mapping which facilities are within a comfortable cart ride and what they each offer — the variety available within a 15-minute cart ride of most villages is substantially more than most new residents realize before they start exploring.
