Twin Lakes vs Del Webb Sunbridge is the real decision. Del Webb Sunbridge is literally adjacent — a separate community on adjacent land, Del Webb-only, with a larger 27,000 square foot clubhouse. Buyers who want Del Webb brand specifically should visit both. Sunbridge is newer, has a more elaborate clubhouse, and tends to attract buyers prioritizing amenity scale. Twin Lakes has the dual-builder optionality and the more established lakefront setting. They are not the same community and the buyer profile is meaningfully different.

The lakefront lots command a significant premium. Waterfront and water-view lots at Twin Lakes are priced at a $40,000–$100,000+ premium over comparable interior lots. This premium holds reasonably well in resale — buyers who prioritize lake access consistently pay for it. If lake access is not a priority, interior lots offer substantially better value per square foot.

Flood insurance on lakefront lots. Some lots immediately adjacent to the lakes fall within FEMA AE flood zones.
