What Vineyards Is
Vineyards is a 2,500+ home master-planned community in north Naples developed beginning in the late 1980s. The community is organized around two 18-hole championship golf courses and a country club with extensive tennis, fitness, dining, and wellness programming. Like Pelican Bay and Lely Resort, Vineyards contains multiple residential neighborhoods — from attached villas to estate homes — each with its own sub-association and construction vintage. The community is fully built out and resale-only.
The Vineyards Country Club operates separately from the community HOA. Homeownership does not include club membership. Golf, tennis, and fitness access requires a separate club membership with its own initiation fee and monthly dues.
The Vineyards Country Club tennis program is consistently rated among the top private tennis programs in Southwest Florida. The facility includes clay and hard courts, a full-time professional teaching staff, organized league play, and a season-long competitive calendar. For active adults who prioritize tennis over golf — or who play both seriously — Vineyards combines one of the better golf-and-tennis packages available in the Naples market. Very few communities in SWFL offer both championship golf and a serious competitive tennis program under one club.

The two championship courses — the North and South courses — are managed by the Vineyards Country Club. Both are full-length, regulation championship layouts with distinct design characters. Club membership tiers include full golf (both courses), social/tennis (fitness and tennis, no golf), and varying levels in between. Vineyards sits off Pine Ridge Road in north Naples — one of the city's major east-west arterials connecting I-75 to US-41. The location is central to north Naples' commercial and medical corridor. Naples beaches are 20–25 minutes. RSW airport is 25 minutes. Artis-Naples and downtown's cultural amenities are 20 minutes south.
HOA and True Monthly Cost
Community HOA fees vary by neighborhood but typically run $300–$700/month. Country Club membership dues add $500–$1,200/month depending on tier. Initiation fees range $15,000–$40,000+ depending on current tier and course access. On a $700,000 home with Collier County homestead, full club member: neighborhood HOA $300–$700, club dues $500–$1,200, property taxes ~$385–$490, insurance ~$400–$750. True all-in: $1,585–$3,140/month. Verify CDD status per parcel — some Vineyards neighborhoods carry CDD assessments.
