Of all the active adult communities in Northern Virginia, only Heritage Hunt and Regency at Dominion Valley have an 18-hole championship golf course within the community. Every other 55+ community in the region โ€” Birchwood, Potomac Green, Dunbarton, Lansdowne Woods, Four Seasons โ€” has no golf course or golf simulator only.

Birchwood at Brambleton has an indoor golf simulator in its clubhouse, which some buyers count as a golf amenity โ€” but it is not a course, and buyers who want to play real golf daily will not find a simulator adequate.

Which Course Is Better?

Arnold Palmer carries more brand prestige than Arthur Hills โ€” and Regency residents know it. The course at Dominion Valley has a more open, manicured parkland character. Heritage Hunt's Arthur Hills course has more wooded character with the Conway Robinson State Forest running adjacent to several holes, which many golfers find more visually interesting.

From a pure golf standpoint, both are good daily-play courses appropriate for active adult community golf. Neither is a destination course on the level of a resort track. The more important question for most buyers is not which course is better โ€” it is which community fits their life better, and the golf course is a feature of that community, not the entire decision.
