Phase 2 Stations Relevant to 55+ Buyers

Silver Line Phase 2 added five stations from Reston to Ashburn. The three Loudoun County stations most relevant to 55+ community buyers are Loudoun Gateway, Dulles Airport (underground), and Ashburn (eastern terminus). The Ashburn station is minutes from most of the Loudoun 55+ communities discussed on this site.

Birchwood at Brambleton โ€” Best Overall

Minutes from Ashburn station. Community shuttle available. This is the only Loudoun 55+ community where Silver Line access is genuinely part of the daily lifestyle, not just a proximity stat. Residents describe going to Tysons or Reagan National without a car as practical, not theoretical.

Regency at Ashburn โ€” Strong Access

Also minutes from Ashburn station. No shuttle, but the drive is short. For buyers who can drive to the station, Regency at Ashburn delivers Silver Line access with gated living at a premium price.

Potomac Green โ€” Good with Shuttle

~5 miles from Ashburn station โ€” a bit further than Birchwood or Regency. Daily shuttle service and on-site bus stop make the access practical without a car. Del Webb's shuttle program is well-regarded by residents.

Lansdowne Woods โ€” Workable but Limited

~15 miles from Ashburn station. The Dulles Greenway gets you there but it's a drive, not a short hop. Silver Line is available but not the defining location advantage it is for Birchwood or Potomac Green.

All Prince William County Communities โ€” Far

Heritage Hunt, Regency at Dominion Valley, Dunbarton, Four Seasons, River Ridge, and Liberty Grove are all on the I-66 or I-95 corridor โ€” 25โ€“40+ miles from Ashburn station with no practical transit connection. If Silver Line access is a priority, PWC is the wrong county.

Important NoteSilver Line access matters most for buyers who have a specific reason to use it regularly โ€” family in DC, medical appointments at GW or Georgetown, Tysons shopping, or Reagan National flights. If your world is oriented around I-66 or I-95 destinations, Silver Line proximity adds little practical value and is not worth paying the Loudoun County premium for.
