The Questions That Actually Decide It

Do you play golf? If yes, PWC has two championship courses. Loudoun has none. If golf is important, this question largely answers the county decision.

Do you need Silver Line Metro? If yes, Loudoun is the answer — specifically the Ashburn communities. No PWC community has practical Metro access.

Where are your doctors, family, and connections? Most people already have geographic anchors — a preferred hospital system, family in a specific area, a church or community they belong to. Follow those anchors. Moving to the wrong county to get slightly better community amenities is a mistake most people regret.

What is your budget? Both counties have options starting around $300K. Both go to $1M+. Budget alone does not force a county decision — but the specific combination of home type, price, and community you want may exist in only one county.

Tax rate. Loudoun County has a higher property tax rate than Prince William County. On a $600K home the difference is meaningful — confirm current rates with each county assessor before budgeting.

The Most Common AnswerMost buyers who come in genuinely open to both counties end up in PWC — because Heritage Hunt and Regency offer the golf and community scale that Loudoun does not, and the I-66 corridor is already their world. Buyers who end up in Loudoun are usually there for a specific reason: Silver Line access, Birchwood walkability, or Toll Brothers at Regency Ashburn.
