Heritage Hunt and Trilogy at Lake Frederick are both gated, both resort-scale, both excellent communities. The question is whether your retirement vision is anchored in golf and suburban NoVA proximity, or in natural beauty and a lakeside setting that feels removed from DC-area density.
Heritage Hunt buyers want: golf as a primary activity; a large, highly active social community; proven 25-year community history; and staying within 40 minutes of DC. Trilogy buyers want: lakeside living; mountain views; the feeling of having genuinely relocated rather than just moved to another suburb; and new construction they can customize.
The practical trade-off: Heritage Hunt gets you to DC in 35 minutes. Trilogy is 70+ minutes from DC. For buyers who have truly committed to retirement and have no ongoing DC obligations, this distance isn't a problem. For buyers who are still semi-active or have significant family/medical ties in NoVA, the extra 30–35 minutes matters more than they expect.
Heritage Hunt is a resale-only market. Trilogy is still actively building. For buyers who want to choose their floor plan, select their finishes, and have a new home under builder warranty, Trilogy is the only major option in the NoVA 55+ region where that's possible. This advantage compounds with Trilogy's naturally lower HOA fees relative to Heritage Hunt — you're paying less monthly and getting a newer home.
Prince William County (Heritage Hunt) and Frederick County (Trilogy) both have meaningfully lower property tax rates than Loudoun and Fairfax counties. Between the two, Frederick County's rates are somewhat lower than Prince William's. At equivalent home prices in the $500K–$700K range, the annual property tax difference between the two counties is modest — probably $500–$1,500/year. Not a deciding factor, but worth knowing.
