Epcon used a condominium declaration — recorded under Denton County clerk’s file no. 2017-117884 and subsequently amended — for this development, the same legal structure they applied to Ladera at Tavolo Park in Fort Worth. From the street, this is indistinguishable from any other single-story neighborhood: detached homes, attached garages, private courtyards. In the county record, you own a condominium unit with a percentage interest in the common area. The practical consequences of that distinction, which the Tavolo pairing method explains in full, are three: lenders run a project-approval review before approving your loan (warrantability), your insurance policy covers interior and personal property under an HO-6 structure rather than a full homeowners policy because the association carries a master policy on the structure, and the resale certificate under Texas Property Code §82 is the governing document you are entitled to before closing — not just before contract.

Managed by Principal Management Group of North Texas (an Associa subsidiary) — the resale certificate runs $375 with a one-day expedited option at $125. The HOA fee is not published across any portal we have found; it must be confirmed in writing from the current association schedule, which is the right behavior anyway since Epcon’s condo assessments vary by site and year. Highland Village Is the Community Outside the Gate

This is what makes the address different from Justin or even Flower Mound: Highland Village is a finished, award-winning suburb with the Shops at Highland Village — the outdoor lifestyle center with national retailers and restaurants — two minutes up Chinn Chapel Road, a 10-rated elementary school (Heritage Elementary) at the neighborhood’s edge, and Lake Lewisville State Park about ten minutes west. The city itself has invested heavily in parks and trails; Epcon’s 11.85 acres of community ponds, pocket parks, and gazebos connects to that larger network. The honest caveat the Walk Score makes plainly: everything good about Highland Village requires a car to reach, because the suburb is car-built to its core. A Walk Score of 2 is not a design flaw in a place this nice — it is a description.

The on-site amenity package is standard Epcon: activity center with exercise room and gathering spaces, putting green, pickleball court, resort pool with lounge and outdoor kitchen. At 100 homes the community runs at boutique scale — deeper than 33 cottages at South Village next door in the market, but not the programmed calendar of a 1,000-home club community. If you need the infrastructure, the Shops are the easy answer; if you need the programmed activity calendar, Frisco Lakes is twenty minutes south.

A Condo Bill on the Metro\u2019s Lightest County Stack

The combination is unusual enough to name directly: this is a condo (lender homework required, insurance split in your favor) in Denton County (no hospital district, school-dominated bill the over-65 toolkit attacks fully) in Lewisville ISD (solid rate discipline, historically around 2.1–2.2% combined). That pairing is different from Tavolo Park, which is a condo in Tarrant County with the JPS overlay, and different from the fee-simple Denton Laderas (Timberbrook, Little Elm) whose condo homework does not apply. At resale values of $400K–$500K and the $200K senior shield, the over-65 exemption stack covers a wide share of the school-taxable base, then freezes it.
