That's a different product from a genuine 55+ community like LiveOak Village or Ethos.
If a true 55+ community is what you want
Stay in Foley and look at the two genuine deed-restricted options: LiveOak Village (the 359-home flagship with full amenities) and Ethos (the smaller, newer, value option). Both carry the inland insurance advantage Sea Pines also enjoys, with the added certainty of an enforceable age covenant.
If age-targeted is fine with you
Then Sea Pines is a reasonable Foley option — low-maintenance attached homes, an inland location with the lower coastal insurance that comes with it, and the Gulf a short drive away.
