The Real All-In Cost of Owning in Baldwin County

Most comparisons stop at price and HOA. On the Gulf Coast that's the least useful number, because insurance can be the largest annual line item — and it varies more by location than price does. Here's the honest total.

Annual carrying cost, insurance included

The table below estimates the recurring annual cost to hold a home in each community — HOA dues, Baldwin County property tax (with a typical over-65 H-4 exemption), and homeowners insurance including wind and flood where applicable. It excludes the mortgage and one-time purchase costs; it's about what the home costs you every year after you own it.

Illustrative estimates for owner-occupied single-family homes; HOA and insurance figures vary by home, roof age, FORTIFIED status, flood zone and coverage. The pattern that matters: insurance, not price, separates these. Two homes at the same $350,000 purchase price — one in Foley, one near the Gulf Shores beach — can differ by $2,000–$3,000 a yearin carrying cost, almost entirely because of insurance. Over a 10-year hold that's $20,000–$30,000. This is the single most important thing to understand about buying on the Alabama coast, and it's why we lead with the insurance guide.
Two levers can move these numbers materially. A FORTIFIED roof can cut the wind portion of insurance up to 35%, and the over-65 property-tax exemption (even the partial H-4) trims the tax line. Both are worth pursuing — and both are explained in their own guides rather than assumed here.
