SB 190 Freeze
✓ Cass County

Alexander Creek is one of only two actively building 55+ communities on the Missouri side of the KC metro (Windmill Country Estates and Carriage Meadows in Peculiar also have active builds). D.R. Horton is developing 187 ranch-style homes at Ward Road and Alexander Creek Drive in Raymore, Cass County — 25 miles south of the Kansas City core and close to Lee's Summit.

The Cass County location is worth understanding clearly. It means no Jackson County assessment volatility. Cass County assessments have not experienced the disruption that Jackson County did in 2023 — no class-action, no recall, no State Tax Commission intervention. Cass County has adopted SB 190. For buyers 62 and older who qualify for the freeze, this is a clean setup: predictable assessments with a freeze option available on top.

The Floor Plans

All homes at Alexander Creek are single-story ranch plans — no stairs, no second-floor master suites to age into. D.R. Horton's current offerings at this community start at 1,498 square feet, with plans ranging upward to accommodate three to five bedrooms and two to three bathrooms with a two-car garage. The kitchen specs include quartz countertops with tile backsplash and stainless appliances. Primary suites feature walk-in showers.

Entry-Level Ranch
From 1,498 sq ft · 3 bed / 2 bath · 2-car garage · Ranch single-story
Mid-Range Plans
1,800–2,200 sq ft · 3–4 bed · Flex room options for office or hobby space
Larger Plans
Up to 2,473 sq ft · 4–5 bed · 3 bath · Walk-in closets, open great rooms

Previous Sallee Development/Graham Homes floor plans in the community include lower-level buildouts — a third bedroom, family room, wet bar, and walk-out covered patio — giving buyers who want more square footage a way to get it without a two-story footprint. HOA Coverage and What It Includes

The monthly HOA fee runs approximately $124–$128 per month, covering lawn maintenance and snow removal. That's on the modest end for an active adult community, and the coverage is appropriately scoped: you're paying for lawn care and snow, not a clubhouse with a pool. The community does have a clubhouse, a shelter house, a butterfly garden, and trail access to the Ward Road Trail across the street.

Ward Road Trail Access

The Ward Road Trail, accessible directly across from the community, extends several miles and connects to the broader Raymore trail network. For buyers who walk or bike regularly, this is a genuine amenity — not a "walking path around the community" but an actual multi-use trail that goes somewhere useful.

Cass County SB 190 Property Tax Freeze

Cass County has adopted Missouri's SB 190 senior property tax freeze. Eligible residents 62 or older — with Alexander Creek as their primary residence — can apply to lock their tax bill at the year they applied. Cass County's baseline rates are already lower than Jackson County's, making the freeze bonus meaningful: you start from a lower number and then lock it. Check the Cass County Collector website for current application window and required documentation. Full SB 190 guide →

Raymore and What's Around It

Raymore is in the southeastern KC metro, Cass County — east of Belton, south of Lee's Summit. It has a genuine small-town-suburb quality that the closer-in Lee's Summit suburbs don't fully maintain anymore. A Cosentino's Price Chopper, Walmart, and Sam's Club are within a few miles. Interstate 49 is accessible directly, connecting northward to Kansas City and southward toward Harrisonville.

Lee's Summit, with its more complete retail and restaurant scene, is a short drive northeast. Kansas City proper is 25 miles north. The tradeoff versus communities closer to KC is honest: you're farther from the city core, but you're paying Cass County taxes instead of Jackson County taxes, and you're in a clean new-construction community without the 2023 assessment volatility legacy.

New Construction vs Resale in This Market

Alexander Creek is one of the few places in the KC metro where you can buy into a 55+ community with a new-construction D.R. Horton home and full builder warranty coverage. Every other community in this market is resale-only. For buyers who want new construction, known systems, and the ability to choose finishes from current offerings, this narrows to Alexander Creek, Windmill Country Estates, or Carriage Meadows in Peculiar — all Cass County, all with SB 190 access.
