The Fountains at Raintree Lake is the largest 55+ community in Lee's Summit — 176 single-family homes built between 2004 and 2016, wrapped around Raintree Lake with 17 acres of common space and two miles of walking and biking trails. It's the kind of community that photographs well and functions well in daily life: proximity to everything you need in Lee's Summit, a genuine outdoor amenity in the lake, and HOA coverage that eliminates the ongoing burden of exterior maintenance.
The Lake Setting
Raintree Lake is the defining feature here. The walking trails that follow the shoreline give residents a two-mile outdoor loop without leaving the community. The lake is a recreational asset — anglers, kayakers, and people who simply want to watch the water have it right outside their neighborhood. Blue Springs Lake, a larger recreational destination with boat launches and a sand beach, is less than a half-mile away.
The HOA manages 17 acres of common area, which includes the lake frontage, trail maintenance, and the landscaping that makes the community look the way it does in listing photos. Lawn care, irrigation, trash removal, and snow removal are all included — residents deal with the inside of their homes, the HOA deals with everything outside.

Lee's Summit sits 25 miles east of downtown KC along I-70, and the Fountains at Raintree Lake is well-positioned within it. A Cosentino's Price Chopper is just over a mile away. Costco and Lowe's sit about a mile to the north. Downtown Lee's Summit — with its farmers markets, independent restaurants, Amtrak station, and small-town commercial strip — is approximately seven miles south. Kansas City International Airport is 45 miles northwest, making it a longer haul than communities in the Northland.
Lee's Summit also has Truman Medical Center Lakewood within a few miles, one of the area's well-regarded hospital facilities.

Jackson County SB 190 — One Application, No Annual Renewal
Jackson County implemented SB 190 with one of the most homeowner-friendly versions in the state: apply once, no annual re-application required. The county reserves the right to audit for continued eligibility, but you do not have to reapply every year as Clay and Platte counties require. Homes that were assessed at $200K in 2021 saw assessments jump to $260K or more in 2023 — a 30%+ spike that hit residents with bills they couldn't plan for.
