Genesis Trails at Green Hills sits inside the Green Hills master-planned community in northwest Kansas City, Missouri — a setting that gives residents the quiet of a planned neighborhood while putting a Target, Costco, Hy-Vee, and Menard's within ten minutes of home. The community has 135 age-restricted homes built between 2006 and 2023, offering both single-family and attached options at price points in the $200K–$300K range.
The location in Clay County matters. Of all the KC metro counties, Clay adopted SB 190 most cleanly for seniors — no Jackson County assessment volatility, no Platte County complexities, just a straightforward freeze at the rate you paid the year you applied, effective January 2025 for residents 62 and older.
The Setting: Green Hills Master Plan
Green Hills is designed to feel removed from the city grid — wooded lots, walking trails winding through the community, and a density that doesn't feel like standard suburban infill. Genesis Trails occupies the active adult section of this broader development. The HOA handles all exterior and common area maintenance, which in a wooded setting means landscaping that would otherwise be a significant ongoing commitment for a homeowner.
Fifteen miles from downtown Kansas City and 8 miles from Kansas City International Airport makes this an easy-in, easy-out location for buyers who travel. Highway 169 runs nearby — it's a straight shot to the airport and connects northward to Platte City and southward into the KC core.
Homes and Floor Plans
Construction ran from 2006 through 2023, which means the stock includes both older resale homes and relatively recent builds within the same community. That range in vintage shows up in finishes — expect granite and hardwood in newer homes, builder-grade original finishes in the 2006–2010 era homes that haven't been updated. The floor plans generally favor open great rooms, first-floor master suites, and attached two-car garages.
Both single-family and attached styles are available, giving buyers flexibility on the maintenance vs. independence spectrum. The attached homes are lower maintenance by definition; the single-family homes offer more backyard privacy. At $200K–$300K, Genesis Trails is one of the more accessible price points in the market for a 55+ community with this location profile.
True Annual Cost Estimate
These numbers are estimates based on current market conditions and 2025–2026 rates. Pull actual HOA documents and county tax records before making an offer — not as a formality, but because they contain material information listing agents don't volunteer.

HOA Fee — Verify Before Relying On Any Number
The current HOA fee for Genesis Trails is not publicly posted on major listing sites, and it has changed over time as the community matured. Request the HOA's current budget, reserve fund statement, and meeting minutes as part of your due diligence. Missouri law requires HOAs to provide these documents to buyers upon request. The reserve fund balance is as important as the monthly fee — an underfunded reserve means a special assessment is possible.
Clay County SB 190 Property Tax Freeze
This is the single most underused financial tool in this market
Clay County passed its SB 190 ordinance in November 2023, effective January 1, 2025. If you are 62 or older, own your home as a primary residence, and apply between January 1 and March 31 each year, your property tax bill is frozen at that year's assessed amount. It can go down if home values fall — it cannot go up while you remain enrolled. An annual renewal affidavit is required. This protection does not transfer to a buyer when you sell — they must apply fresh. The full guide is at our SB 190 guide →
What's Nearby
The Highway 169 corridor immediately east of Green Hills has substantial retail: a Costco, Target, Hy-Vee grocery, Menard's, and a string of restaurants and banks — all within ten minutes. Tiffany Greens Golf Club is under five miles away. KCI Airport at eight miles makes this one of the most airport-convenient 55+ locations in the metro. Downtown Kansas City is 15 miles southeast, accessible via 169 to I-29 or 169 to 35.
The Honest Tradeoffs
Genesis Trails is not in the heart of the city or close to the Johnson County commercial infrastructure that Overland Park buyers prioritize. The Green Hills setting is quiet — some buyers want that; others find it isolating once the novelty wears off. The price range suggests these aren't luxury builds, and buyers coming from higher-end markets should calibrate their finish expectations accordingly.
The community also built out over 17 years, which means residents who moved in during 2006 are now considerably older than residents who bought in 2020. That age distribution matters for the social character of the community — something you'd only learn by visiting and talking to current residents.
