Parkway Village is one of the few owner-occupied 55+ subdivisions on the Kansas side of the KC metro. It sits at Parallel Parkway just east of I-435 in western Wyandotte County — the same general area as the Legends Outlets, Kansas Speedway, and Hazelwood Villas. Built 2003–2005, the community was designed for owner-occupants and that character has been maintained; rentals are prohibited except for a small number that were rented from the original sale and have continued under that arrangement.

The monthly HOA fee is among the lowest in the KC metro's 55+ inventory, covering lawn maintenance, snow removal, and access to a clubhouse. The combination of low HOA, accessible price point, and the owner-occupant-only character creates persistent demand that outstrips the limited inventory — which is why the homes move so fast.

Location and What's Accessible

Parallel Pkwy east of I-435 puts Parkway Village at the edge of the Legends Outlets shopping complex, with Kansas Speedway and Hollywood Casino nearby. Wyandotte County Lake Park — 1,500 acres of trails, fishing, and parkland — is accessible to the north. The Providence Medical Center is within a few miles. KCI Airport is 20+ miles northeast along I-435.

All are in the same general corridor. Buyers who want the Kansas side at lower price points have real options here that most of the major listing sites don't surface clearly.
