Adelwood by Del Webb opened in 2020 in Chaska, just west of the Minnesota River in Carver County. Del Webb built 200 single-family homes here — all sold out for new construction. Today Adelwood is a resale-only community, still relatively young (homes built 2020–2023), with the full Del Webb amenity package in place and an active social community forming.

Chaska is a well-regarded suburban city with its own downtown, the Minnesota River valley nearby, and Hazeltine National Golf Club — home of multiple U.S. Open and PGA Championships — located minutes away. For buyers who care deeply about golf proximity, Adelwood's location is hard to beat.

What Del Webb Built at Adelwood

Adelwood is a smaller Del Webb community than Bellwether — 200 homes versus 398. The amenity package reflects that scale: the clubhouse at Adelwood is 8,100 square feet versus Bellwether's larger footprint. Still a meaningful facility, but a more intimate community feel.

Note: Adelwood does not have a pool. This is a significant difference from Bellwether and Four Seasons at Rush Creek. If indoor or outdoor swimming is important to you, Adelwood is not the right fit.

No pool at Adelwood: Del Webb built Adelwood without pool amenities. Given Minnesota winters (November–March with minimal outdoor activity), year-round pool access is a quality-of-life consideration. Buyers who relied on pool access in Sun Belt Del Webb communities will notice this absence. The Chaska Community Center (public, ~10 min) has pool facilities, but it's not the same as community-controlled access.

Del Webb offered three primary plans at Adelwood, all single-story with open-concept layouts. Resale availability depends on current inventory:

Blue Rock / Passport (Entry)

~1,489–1,498 sq ft · 2 bed / 2 bath · Built-out resales typically from the low $400Ks. Efficient layout, 2-car garage.

Ascend (Mid)

~1,936 sq ft · 2 bed / 2 bath · More generous kitchen and primary suite. Built-out resales from mid $400Ks–$500Ks.

Discover / Mystique (Premium)

~2,000–2,400 sq ft · 2–3 bed / 2 bath · Optional flex room, expanded spaces. Resales typically $500K–$700K depending on upgrades.

Carver County Property Taxes

Carver County's effective property tax rate of approximately 1.10% sits in the middle of the Twin Cities metro — lower than Hennepin and Ramsey, higher than Dakota. Chaska specifically benefits from a stable city levy without the surcharges that come with inner-ring Minneapolis suburbs.

Resale Considerations

Why Adelwood resale could be attractive

Homes built 2020–2023 are 3–6 years old. Mechanical systems (HVAC, water heater, appliances) are still well within their useful life. You can inspect the home, see actual construction quality, and avoid the Del Webb design center upgrade pressure — whatever the prior owner selected is what you get, often at a lower effective price per square foot than new construction.

What to verify in the HOA documents

Request the HOA financial statements before closing. Adelwood's reserve fund is young — the community hasn't faced its first major capital repair cycle. Understand what the current reserve balance is relative to the reserve study projections. A young Del Webb HOA with inadequate reserves is a future special assessment risk.

Adelwood vs Bellwether

Both are Del Webb age-restricted communities in the northwest/southwest metro. Bellwether has more homes (398 vs 200), a pool, gated entry, and active new construction. Adelwood has none of those but is in Carver County (lower taxes than Hennepin) and has a quieter, smaller community feel. If the Del Webb brand matters and you want new construction or gated entry, Bellwether wins. If you want an established Del Webb neighborhood at a slightly lower tax rate with no new construction noise, Adelwood resale is worth looking at.
