This is the most important financial difference between these two communities. Hennepin County (Bellwether) has a 1.17% effective property tax rate. Dakota County (Vita Attiva) has a 0.99% effective rate. On comparable homes, that gap compounds significantly over time.
And the purchase price gap widens this further. Bellwether's average buyer is likely spending $500K–$650K. Vita Attiva's ceiling is approximately $500K. A $100K lower purchase price at Vita Attiva means a lower mortgage payment every month in addition to the lower tax rate.
$36,500 over 10 years is real money. That's a meaningful portion of a modest retirement account. Buyers who aren't anchored to the northwest corridor by family or existing healthcare relationships should take the south metro's cost advantage seriously.

The indoor pool difference matters in Minnesota: Bellwether has an indoor heated pool. Vita Attiva has outdoor pool only. In a market where winters run November through March, year-round pool access is a genuine quality-of-life difference for swimmers. If lap swimming or aqua fitness year-round is part of your plan, this is a real consideration.
Choose Bellwether if you want the northwest metro, gated living, a larger home, Del Webb's amenity scale, and you're comfortable paying Hennepin County tax rates. The northwest corridor is better if your family, doctors, and existing life are on that side of the metro.
Choose Vita Attiva if budget efficiency matters, you want access to Mayo Clinic Rochester, and the south metro's lower property taxes align with your fixed-income math. Farmington is quieter and less retail-developed than Maple Grove — buyers who want Whole Foods walkability should note that. Buyers who want nature, lake access, and cost control will find the south metro compelling.
