Latitude Margaritaville Daytona Beach
Amenities Guide

Every amenity the HOA fee covers — and the ones that come with caveats buyers don't hear on the sales tour.

The full amenity package — and what buyers need to know about each

The HOA fee at Latitude Margaritaville covers access to all community amenities — there are no separate membership fees for the fitness center, pools, courts, or entertainment venues. Everything listed below is included for all residents. The only exception is individual programming costs (fitness classes, private lessons, etc.) which may carry per-session fees.

Fitness

Fins Up! Fitness Center

Full-service fitness center with cardio equipment, strength training, group fitness studio, and an indoor lap pool. One of the larger fitness facilities in a Florida 55+ community of this price point.

Pools

Resort Pool & Lap Pool

The main resort pool features a beach entry design, zero-depth entry, lounge areas, and a pool bar. Separate lap lanes in the fitness center indoor pool. Typically open year-round given Daytona Beach's mild winters.

Beach Access

Private Oceanfront Beach Club

A private beach club on the Atlantic Ocean approximately 7 miles from the community. Access via scheduled shuttle — residents do not drive to the beach club. Check the current shuttle schedule before assuming access is on-demand.

Entertainment

Latitude Town Square

Outdoor bandshell and event space for live music, community events, and seasonal programming. Modeled on the Margaritaville entertainment concept — regular live music is a core part of the lifestyle proposition here.

Entertainment

Last Mango Theater

Indoor performance and event space for movies, performances, club meetings, and community gatherings. More versatile than the outdoor bandshell for year-round programming.

Food & Drink

Restaurant & Bar

Full-service restaurant and bar within the community. Casual dining option without leaving the gates. Not a destination restaurant — residents describe it as a reliable convenience, not a culinary draw.

Courts

Pickleball & Tennis Courts

Multiple pickleball courts — the fastest-growing sport in Florida 55+ communities — plus tennis courts. Court demand at Latitude Margaritaville runs high given the resident volume; organized leagues and open play scheduling.

Courts

Bocce & Other Courts

Bocce ball courts, shuffleboard, and additional outdoor recreational facilities. Standard for a resort-scale active adult community.

Services

Pet Spa

On-site pet grooming and spa facility. Reflects the community's demographic — a significant share of residents are pet owners who wanted services without leaving the gates.

Lifestyle

Clubs & Programming

Organized social clubs, interest groups, fitness classes, and scheduled activities managed by the community's lifestyle director staff. The depth of programming is proportional to the 3,763-home scale — more activity options than any smaller community in this market.

What "private oceanfront beach club" actually means for daily life

The beach club is the amenity most prominently featured in Latitude Margaritaville marketing — and the one that most surprises buyers after they move in. The club is a genuine private facility on the Atlantic Ocean, with seating, facilities, and a Margaritaville-themed bar and food service. It is not a public beach. Residents have exclusive access.

The access mechanism is a scheduled shuttle from the community to the beach club, approximately 7 miles away. The shuttle runs on a fixed schedule — it is not an on-call car service. If you want to go to the beach at 6:30 AM for a walk, check whether a shuttle runs at that time before assuming you can. If you want to stay until sunset and then get back, check the last shuttle departure.

Before You Commit to Latitude Margaritaville for the Beach

If beach access is the primary reason you are choosing this community over a Palm Coast or DeLand alternative, visit the community, ride the shuttle, and spend a full day at the beach club before making an offer. The shuttle schedule and the beach club experience should match your actual retirement lifestyle — not the brochure version of it.
