"Golf included" at SCSH means green fees — course access — are covered in HOA. Cart fees are charged separately per round. In a desert climate where walking 18 holes in peak season is impractical, cart fees are a near-mandatory additional cost for most rounds. Verify current cart fee rates directly with the SCSH pro shop; they are not public-facing on the community website.

If you golf seriously and plan to play 50+ rounds annually in retirement, Shadow Hills is the stronger financial choice on golf economics alone. If you play occasionally or do not golf at all, the electricity and HOA advantages at Sun City Palm Desert are not overcome.

Shadow Hills has two full-service clubhouses: the Santa Rosa Club and the San Gorgonio Club. Both are included in HOA dues with no tiered access. The split mirrors SCPD's three-clubhouse model — different sections of the community have closer access to one or the other.
