It is the only major Coachella Valley 55+ community with both confirmed zero Mello-Roos AND pay-as-you-go golf (meaning non-golfers pay nothing for course access). Combined with IID electricity rates $100–$150/month lower than most of the valley, SCPD is the total-cost winner for non-golfers by a margin that compounds to $25,000–$50,000 over 10 years depending on what Mello-Roos turns out to be at competing communities.
Why Shadow Hills Does Not Fully Pass
Sun City Shadow Hills is often the runner-up for cost-conscious buyers, and its 90% reserve funding and newer construction are genuine advantages. It passes the golf test (golf is included but there is no mandatory initiation fee and non-golf residents still pay the same HOA regardless).
However, Shadow Hills' Mello-Roos status is not publicly confirmed as zero the way SCPD's is.
