What the HOA covers: common area maintenance, all amenity access (Fins Up! Fitness Center, Latitude Town Square Bandshell, Last Mango Theater, Barkaritaville Pet Spa, Coconut Telegraph Business Center, The Hangar Workshop, Latitude Bar and Chill Restaurant, Paradise Pool, Tennis and Pickleball Courts, Bocce Ball Courts, Port of Indecision Kayak Launch), lifestyle programming, shuttle services, entry gate operation, and lot landscaping. Food and drinks at community restaurants are not included — those are purchased separately.

One-time closing fees: A $100 fee is collected at closing for the Latitude Watersound Community Foundation (Minto matches $100 on all initial sales). A $500 Working Fund Contribution is also collected at closing. These are one-time, not ongoing.

HOA fee trajectory: The community's official language states the fee "may incrementally rise when amenities are completed and/or additional services become available." Latitude Town Square added new amenities in June 2025, which may be reflected in future fee adjustments. Budget for 3–5% annual increases as the community buildout progresses and operating costs mature.

Bay County (where Watersound is located) recorded an average homeowners insurance premium including wind of approximately $3,390/year as of early 2025, per Florida Office of Insurance Regulation data. That's a market average across all home types. New Minto construction with wind mitigation credits may come in below that average — or above it depending on your home's replacement cost and specific lot characteristics.
