What Rose Ridge Actually Is

Rose Ridge is Traditions of America's newest Pittsburgh-area community — their first foray into Allison Park, in the North Hills of Allegheny County. Construction began in 2025 on a 172-acre site close to Wexford and Fox Chapel. The community plans 100 single-family homes when complete, and as of mid-2025, was already over 50% sold, suggesting similar demand to Cranberry.

The 8,000-square-foot clubhouse is the social hub, including a fitness center, yoga room, golf simulator, sports bar, coffee bar, pet spa, conference room, community kitchen, billiards, and multipurpose spaces. Outdoor amenities include a heated resort-style pool with spa, pickleball courts, bocce ball, shuffleboard, fire pit, barbecue area, dog park, and nature trails through adjacent forest.

This is the only Traditions of America community currently under active construction in the Pittsburgh metro. If you want new construction with TOA build quality, this is your option. The tradeoff is Allegheny County taxes — which are meaningfully higher than TOA Cranberry or Southpointe.

The Allegheny County Tax RealityRose Ridge sits in Allegheny County, where effective property tax rates run roughly 2.0–2.3% on market value — versus Butler County at roughly 1.4% for Cranberry. On a $600,000 home, that difference is approximately $3,600–$5,400/year, or $300–$450/month. Before you choose Rose Ridge over Cranberry for the "North Hills location," run this number.

Act 77 Senior Discount — Future BenefitAllegheny County's Act 77 gives residents 65+ a 30% discount on the county portion of property taxes — but requires 10 continuous years of primary residence in the county. If you're moving from outside Allegheny County, you won't qualify until year 10. Worth knowing before you plan for this savings.

Location Realities

Rose Ridge's Allison Park location gives residents meaningful proximity advantages over TOA Cranberry. You're closer to downtown Pittsburgh (15 miles vs 25), closer to Fox Chapel and O'Hara Township, and minutes from North Park — a 3,000-acre Allegheny County park with an 18-hole golf course, lake, pool, trails, and boathouse.

Nearby Narcisi Winery at North Park is a notable dining and event venue. The area has full retail service within 10 minutes: multiple grocery options, medical centers including UPMC Passavant (Allison Park campus), and convenient access to I-76 (PA Turnpike) and Route 8.

What you give up vs. Cranberry: a quieter, more suburban township environment and meaningfully lower property taxes.

Honest Assessment

Genuine Strengths

  • Best amenity package of any active-build Pittsburgh 55+ community
  • 172 acres gives real trail space and less density
  • Golf simulator is a standout amenity — rare at this scale
  • Closest new construction TOA to downtown Pittsburgh
  • Fox Chapel and North Park within 10 minutes
  • New construction means warranties, modern floor plans, energy efficiency

Real Limitations

  • Allegheny County taxes are significantly higher than Butler or Washington County
  • Act 77 senior tax discount requires 10 years in Allegheny County — no near-term benefit for newcomers
  • Active construction through 2026–2027 — noise and dust until buildout
  • Only 100 homes — small community, tight social circle
  • Premium pricing for new construction over comparable resale options

New Construction Buyer Questions

What's the typical build timeline?

TOA typically quotes 8–14 months from contract to close for a custom build. Quick move-in homes are sometimes available with 60–90 day closings. Verify current availability with the on-site sales team.

Are prices firm or negotiable?

New construction builders rarely negotiate base price — they protect comp values for future sales. Upgrades, lot premiums, and closing cost assistance are where negotiation happens. At 50%+ sold, TOA has limited incentive to deal aggressively.

What does the 8,000 sq ft clubhouse cost me monthly?

The HOA fee covers all clubhouse operations, the activities director, pool, trails, lawn care, and snow removal. There is no separate club fee or initiation fee. Verify the current HOA amount in the purchase agreement — fees quoted in marketing materials can change between contract and close.
