Eden Gleann fills the one gap the rest of this market leaves open: new construction. Where Summerfield, King City, and Woodburn are largely resale stock from the 1960s through 1990s, Eden Gleann is a current build-out of 56 single-family homes near historic downtown Dallas. Floor plans run roughly 1,404 to 1,646 square feet with up to three bedrooms, three baths, and two-car garages. Finishes reflect the new-build positioning — central islands, granite counters, slow-close cabinets with pull-outs, large pantries, tiled walk-in showers with glass enclosures, vinyl plank flooring, and covered patios. Pricing generally lands in the $400Ks to low $500Ks.

What it costs

The HOA fee runs about $133 to $150 per month and covers both front and backyard landscaping — the same lock-and-leave benefit as neighboring Ceres Gleann, at a community that's still being built. Because it's new construction, buyers get the predictable advantages: modern systems under warranty, no deferred-maintenance surprises, and the ability to choose finishes on available inventory. The trade-off versus a resale home is the new-build premium and the smaller resale comp history in such a young, small community.
