Neither sub-market pays the Multnomah County income tax — that’s the trap people fall into thinking “Portland area = high local taxes.” Nearly all the communities here sit in Washington, Marion, or Polk counties, outside Multnomah’s Preschool for All surcharge (the lone exception is Summerplace in NE Portland). The state income tax (up to 9.9% on pension and 401(k) income) applies everywhere in Oregon equally, so the income-tax picture is the same across both sub-markets. What your money buys

The clearest illustration: a $480,000 budget buys a comfortable detached home at King City or Summerfield close to Portland, a custom single-level home at Ceres Gleann near Salem, or — if you shift to Woodburn — a paid-down lifestyle with golf bundled and roughly $200,000 left over. The corridor doesn’t just lower your price; at the Woodburn end it changes what you can do with the rest of your money.

The trade-off that actually decides it

It comes down to one question: how often do you need to be in Portland? If you have family, specialists, or an airport habit tying you to the metro, the Washington County premium is worth it — Summerfield, King City, and Highlands put you 20-some minutes from the city. If Portland is an occasional day trip, the corridor gives you more home, lower cost, and a quieter pace, with Salem’s full services close at hand.

Choose the Portland suburbs if

  • You need regular Portland / airport access
  • Proximity to family or specialists matters
  • You want the lowest property-tax rate
  • A big clubhouse or golf-cart town appeals

Choose the Salem corridor if

  • You want more home for the money
  • A quieter pace suits you
  • Bundled golf at low cost appeals (Woodburn)
  • You want new construction (Eden Gleann)
