Walkability is the differentiator. Boerne's Hill Country Mile is genuinely within walking and golf-cart distance. Independent shops, restaurants, coffee shops, galleries, and antique dealers line Boerne's main street and adjacent areas. You can leave your home, walk or take a golf cart, and spend an afternoon downtown shopping or dining without a car. This is rare for 55+ communities, which typically require cars to access anything beyond the gate.

The community sits within the larger Esperanza master plan — a mixed-use development that includes Reunión Parque (a multi-sport complex with courts, fields, trails), retail, restaurants, and residential. Regency is the 55+-exclusive section of Esperanza, with its own clubhouse and amenities, but residents have access to the broader master plan facilities as well.
