The Factors Automated Estimates Miss

Golf course vs interior lot. Homes backing to the Arthur Hills or Arnold Palmer course command a premium — typically 5–10% above comparable interior-lot homes. Automated valuations often miss this because they compare square footage and bedroom count without lot position context.

Renovation quality. A Heritage Hunt villa with original 2002 kitchen and bathrooms prices meaningfully differently than the same floor plan with a full renovation. Automated tools use tax records, not walk-throughs. They cannot see the quartz countertops or the updated primary bath.

Main-level living. Floor plans with true main-level primary bedrooms and laundry price at a premium in 55+ communities. Buyers specifically seek this — and will pay for it. Plans that require stairs for primary daily functions are discounted.

HOA fee tier. In communities with home-type-based HOA fee tiers, buyers compare all-in monthly costs. A home with a higher HOA fee needs to justify that premium in square footage, views, or other features.

Recent comps in the same section. Heritage Hunt has multiple sections built in different phases. A comp from the wrong section — even 0.3 miles away — can misvalue your home by $30,000–$50,000.

What You Actually Need

An accurate valuation for a 55+ community home requires a comparative market analysis (CMA) using recent sales from the same community, the same home type, and ideally the same section or lot position. Zillow and similar tools use broader geographic comps that frequently misvalue age-restricted community homes — especially in smaller communities where comparable sales are infrequent.
