55+ Communities in Spokane & Coeur d’Alene
Two states, one metro. Idaho’s rock-bottom property taxes versus Washington’s zero income tax — the honest cross-border math no directory publishes.
This is a two-state metro, and the state line is a tax decision. Coeur d’Alene, Hayden, Post Falls, and Rathdrum sit in Kootenai County, Idaho, where the effective property tax rate runs about 0.37% — among the lowest in the nation — but Idaho taxes pension and 401(k) income at a flat 5.3%.
Thirty miles west, Liberty Lake and Spokane Valley sit in Spokane County, Washington, where there is no state income tax on retirement income at all — but the effective property tax rate is roughly 0.84%, more than double Kootenai’s.
For most buyers, the right side of the line depends entirely on how much taxable retirement income they draw each year. We worked the crossover math in the Idaho vs. Washington tax guide.
