This is a two-state metro, and the state line is a tax decision. Coeur d’Alene, Hayden, Post Falls, and Rathdrum sit in Kootenai County, Idaho, where the effective property tax rate runs about 0.37% — among the lowest in the nation — but Idaho taxes pension and 401(k) income at a flat 5.3%.

Thirty miles west, Liberty Lake and Spokane Valley sit in Spokane County, Washington, where there is no state income tax on retirement income at all — but the effective property tax rate is roughly 0.84%, more than double Kootenai’s.
