WaterSong at RiverTown: Amenities Explained

What is exclusive to 55+ residents vs what is shared with all of RiverTown

The dual-amenity structure at WaterSong is the community's biggest selling point — and the source of the most buyer confusion. Marketing materials list amenities from both the WaterSong neighborhood and the broader RiverTown community as if they are one package. They are not. Understanding the distinction matters for how you will actually live here.

The Core RuleWaterSong amenities are exclusively for WaterSong residents. RiverTown amenities are shared with all RiverTown residents — including families and non-55 neighbors in other RiverTown neighborhoods. Both sets are included in your cost structure.

What the River Access Actually Means Day-to-Day

The St. Johns River frontage is real and it is the feature that separates WaterSong from every other 55+ community in this market. No other 55+ community in St. Johns County gives residents kayak and paddleboard launch access from a community boardwalk. The RiverClub building sits directly on the water with dining and views that buyers consistently cite as a primary reason for choosing WaterSong over communities further inland.

The practical limitation: the river amenities are shared with the full multi-generational RiverTown community. On summer weekends, the RiverClub and river launch will have families with children. If a fully age-segregated environment is a priority, the river access comes at the cost of that separation at shared amenity points.

Golf Cart Access

WaterSong was built with golf cart access in mind. Homes have garages designed to fit golf carts, and the community layout connects WaterSong to RiverTown's broader amenity network by cart. This matters practically — the RiverClub is not walking distance from most WaterSong homes, but it is a short golf cart ride.

Outdoor Recreation Beyond the Community

Within 20–30 minutes of WaterSong: Julington-Durbin Preserve (hiking, birding), the beach at St. Johns County Ocean Pier Park (Summer Haven / St. Augustine Beach), and the historic district of downtown St. Augustine. World Golf Village — with the Slammer and Squire and King and Bear courses — is approximately 15 minutes south.
