Renaissance — Sun City Center, FL — No CDD — Gated

Renaissance at Sun City Center

The gated upscale neighborhood within Sun City Center's footprint — with its own 43,000 sq ft Club Renaissance clubhouse, semi-private golf course, and full-service restaurant. A separate HOA structure from the broader SCC community.

What Renaissance Is

Renaissance is a gated residential neighborhood located within the broader Sun City Center area, developed as SCC's higher-end section. It operates with its own HOA governance, its own gated entry, and its own centerpiece amenity: the Club Renaissance, a 43,000 square foot private country club facility with a pool, spa, fitness center, restaurant, and semi-private golf course (Club at Renaissance Golf Club).

Unlike Kings Point, which is entirely separate from the SCC Community Association, Renaissance residents can also access the broader SCC amenity campuses — they get both their private Club Renaissance facilities and the SCCA's North and South campuses. This dual-access structure is one of Renaissance's distinguishing features.

Dual amenity access: Renaissance residents belong to both the Renaissance HOA (Club Renaissance access) and the Sun City Center Community Association (North/South campus access). No other neighborhood in the SCC area offers this combination.

Club Renaissance: What Members Get

The Club Renaissance is a semi-private facility — membership is required for residents and available to some non-residents. The 43,000 sq ft clubhouse includes a full fitness center, resort-style pool and spa, a full-service restaurant (The Grille at Club Renaissance), meeting and event spaces, and a ballroom. The attached golf course is an 18-hole semi-private course managed separately from the community's other golf options.

Membership in the Club Renaissance is not automatically included in the Renaissance HOA fee — it requires a separate membership enrollment. Buyers should confirm the current membership fee structure with the HOA before purchase, as this adds to the carrying cost above what the base HOA covers.

Cost Structure

Renaissance carries a higher HOA fee than most SCC neighborhoods, reflecting its gated status, landscaping standards, and the Club Renaissance facilities. An approximate cost stack for a Renaissance home:

Renaissance HOA fee (monthly)~$300–$500
SCCA annual fee (all SCC homeowners)~$335/yr (~$28/mo)
Club Renaissance membership (if elected)Separate — verify current rate
CDD$0 — None
Property tax — monthly equiv. ($400K home)~$323
Homeowners insurance — monthly equiv.~$350
Estimated base all-in (excl. Club membership)~$1,200–$1,400/mo

HOA range is approximate — Renaissance has sub-neighborhoods with varying fees. Club Renaissance membership fee is separate and must be verified directly. No CDD confirmed. Verify all figures with HOA documents.

Clarify membership before buying: "Access to Club Renaissance" can mean different things depending on your specific HOA. Some Renaissance sub-HOAs include a basic club membership in the fee; others do not. Get this in writing from the seller's disclosure before making an offer.

Home Types and Prices

Renaissance homes are generally the higher-end single-family and villa properties in the SCC market. Expect 1,500–2,800 sq ft, newer construction (most homes 1990s–2010s), manicured landscaping standards enforced by the HOA, and premium lake or golf course view lots. Price range approximately $320,000–$650,000 depending on size, lot, and condition.
