G.L. Homes' flagship South Hillsborough 55+ community — 1,600 homes, a 40,000 sq ft clubhouse, resort pools, and a location 25 miles south of Tampa. HOA ~$515/mo with CDD fees on top. Here's the full cost picture.
Valencia Lakes is a gated 55+ community by G.L. Homes in Wimauma, Florida, located just east of Sun City Center off US-301. G.L. Homes began construction in 2005 and completed the final phase in 2019, leaving Valencia Lakes as a fully built-out resale-only market. It sits adjacent to Valencia del Sol (G.L. Homes' follow-on community), which means buyers in Wimauma are often comparing the two side by side.
The community's footprint centers on a 40,000 sq ft clubhouse with resort-style amenities. Unlike the older SCC/Kings Point communities, Valencia Lakes was built entirely in the 2000s and 2010s, so the housing stock is more consistent and the infrastructure is newer. The tradeoff: it carries a CDD.
CDD applies at Valencia Lakes. The CDD assessment adds approximately $1,500–$2,000/year to your carrying cost on top of the HOA fee. This is not included in the $515/mo HOA figure most listings cite. Budget for both. See the true cost guide for the full math.
Valencia Lakes' HOA fee of approximately $515/month covers:
What it does NOT cover: exterior painting (homeowner responsibility), roof (homeowner), individual home insurance, pest control for the interior of your home.
This fee structure means Valencia Lakes is a legitimate maintenance-reduced lifestyle but not fully maintenance-free — homeowners still handle exterior of their own structure.
The 40,000 sq ft clubhouse is the community's centerpiece. It houses a fitness center with current cardio and strength equipment, a ballroom with a full stage for community performances and events, a billiards room, arts and crafts studios, a card room, a computer lab, and a catering kitchen. A full-time activities director manages a calendar of events, clubs, and classes.
Two resort-style pools (including a lap pool and a resort pool with beach entry), a resistance/walking pool, a spa, 8 lighted tennis courts, 8 pickleball courts, bocce ball, shuffleboard, a putting green, and a softball field. The community also has a dedicated dog park and RV/boat storage — the latter being relatively rare among 55+ communities of this type.
Wimauma is 25 miles south of Tampa via I-75 or US-301. The location is more rural than SCC's commercial corridor — the nearest grocery store (Publix) is approximately 5–10 minutes by car. There is no golf cart access to commercial areas. For buyers who expect to drive for most errands, this is a non-issue. For buyers considering SCC's golf-cart-accessible Walmart as a genuine lifestyle factor, it's a real tradeoff.
The most common comparison in this market. Valencia del Sol is G.L. Homes' follow-on Wimauma community, built after Valencia Lakes sold out. Del Sol has newer homes, similar amenities, and similar fees — but slightly higher prices on average due to newer construction and more modern finishes.
Valencia Lakes' advantage: fully built-out resale market means buyers know exactly what they're getting, established community culture, slightly lower price points for comparable size. Valencia del Sol's advantage: newer homes with current floor plans, newer infrastructure.
Both carry CDDs. Both have similar HOA fee structures. The decision usually comes down to home vintage preference and price. Full side-by-side comparison →
