Texas 65+ Property Tax Exemptions (Voter-Approved 2025)

Buyers comparing the Hill Country should know that Kendall County (Boerne, Fair Oaks Ranch) carries an effective property tax rate around 1.45% — significantly higher than Kerr County’s ~0.85–1.0%. Regency at Esperanza in Boerne sits in Kendall County and also carries a MUD (Municipal Utility District) assessment on top of regular taxes, pushing effective rates to 2.4–2.7%. The Meridian in Kerrville is demonstrably cheaper on taxes than anything in Kendall County at the same price point.
How to Apply for Exemptions
File Form 50-114 (Residence Homestead Exemption) with the Kerr Central Appraisal District. Check the Age-65 box when you qualify. The exemption renews automatically; you file once. Electronic filing is available through the Kerr CAD website. Apply promptly — the freeze takes effect the year you qualify, so a late filing means you miss a year of the frozen amount at the lower level.
