Pet Policies in Florida
55+ Communities — 2026 Guide

2026 Buyer Guide·Nova55Living Research

Pet owners represent a significant portion of 55+ community buyers — and pet policy is one of the most common post-purchase surprises when buyers don't verify rules before closing. All major Central Florida 55+ communities are pet-friendly at the community level, but individual neighborhoods, sub-associations, and condo buildings within those communities may have stricter rules. Here's what to know before you buy.

Critical rule: Always verify pet policies at the specific sub-association or neighborhood level, not just the master community level. A community-wide policy of "pets allowed" means nothing if the specific condo building you're buying in has a "no pets" or "cats only" rule in its own documents. This is especially important at Kings Point and in SCC condo communities.

Community-Level Pet Policies

Sun City Center (SCCCA)

Sun City Center generally permits pets at the community level. The SCCCA master rules allow pets with registration. Specific neighborhood sub-associations may impose additional restrictions — number limits (often 2 pets), weight limits (common: 25–40 lb limits in condo areas), and breed restrictions (Rottweilers, Pit Bulls, and similar breeds are restricted in some areas). Single-family home neighborhoods tend to be more permissive than condo neighborhoods.

Practical reality: SCC is generally considered pet-friendly with walkable paths and golf cart access that makes exercising dogs easy. Verify the specific sub-association rules for the home you're purchasing.

Kings Point

Kings Point's 100+ individual sub-associations means pet policies vary enormously by specific building and neighborhood. Some KP sub-associations are fully pet-friendly with only basic registration requirements. Others restrict pets to small dogs only (under 20 lbs), cats only, or in some cases no pets. This is one of the most important due diligence questions for pet owners buying at Kings Point — get the specific sub-association rules before making an offer, not after.

Solivita

Solivita permits pets with registration. The community has a dog park and walking trails that are well-used. Weight limits apply — typically two pets per household, with weight limits and breed restrictions on certain aggressive breeds. Solivita's management tends to be reasonably pet-forward compared to some other communities. Verify current rules with the Solivita HOA office before buying if you have a large dog or multiple pets.

Del Webb Bexley

Del Webb Bexley permits pets. As a primarily single-family community with yards (lawn maintained by HOA), it's one of the more practical environments for larger dogs. Standard restrictions apply: number limits (2 pets typical), breed restrictions on certain listed breeds, and leash requirements in common areas. The SFH yard structure gives dogs more outdoor space than condo communities.

Latitude Margaritaville Daytona Beach

Latitude Margaritaville is pet-friendly with a dog park on-site. The casual Margaritaville culture tends toward pet acceptance. Standard community restrictions apply on number, weight limits, and listed breed restrictions. The coastal lifestyle — beach club access, walking paths — suits pet owners well if budget accommodates the coastal insurance premium.

Trilogy at Ocala Preserve

Trilogy Ocala is pet-friendly. As a community still building in a rural/nature-adjacent setting (Ocala horse country), it has a particularly pet-accommodating environment with walking trails and open space. Shea Homes' community standards include standard pet registration and restriction requirements. Marion County's landscape is well-suited to large dogs.

The Breed Restriction Reality

Breed restrictions in Florida 55+ communities often mirror what homeowner's insurance companies restrict — Rottweilers, Pit Bulls, German Shepherds, Dobermans, and similar breeds appear on restricted lists at multiple communities. This is partly HOA policy and partly driven by insurance underwriting. If you have a restricted breed, verify both the HOA policy and your insurance options before committing to any Florida 55+ community.
